Cypress Chase is a charming gated community of 134 single family homes.  Situated between Windermere and Lake Buena Vista, just outside Walt Disney World, located on CR 535 minutes from I4 and SR-429. Located in Orange County with dining, shopping and golf nearby.

Home is where the heart is in our centrally located neighborhood of 3-5 bedroom homes where students attend Windermere schools.

Boil Water Advisory

Dear Orange County Utilities Customer,

This is an urgent message from Orange County Utilities. Residents in your area have been put on a boil water advisory. You are advised that all water to be used for drinking, cooking, making ice, brushing teeth or dishwashing must be brought to a rolling boil for at least one minute before use beginning 7/8/2025 at 9:30 AM. Orange County Utilities estimates that this advisory will be in effect for 2 Days. Orange County Utilities will notify you when the advisory is no longer in effect. If you have questions, please call the Boil Water Hotline at 407-254-9670.

Gate Update

CYPRESS CHASE HOMEOWNERS

The gate has now been successfully transitioned to the cellular system. Please make a note that the new gate phone number is 407-457-7471, please add this number to your contacts so it is not rejected as spam. We hope that this is the permanent solution to all of our recent gate issues. We appreciate your patience as we worked through this.

ATTENTION: OVERNIGHT STREET PARKING

Overnight street parking is not allowed in Cypress Chase. If you have an overnight guest you must submit a parking permit request form at least 24hrs in advance, and the permit must be placed on the front dash in a visible spot. Vehicles parked overnight on the street without a parking permit will be towed at the owners expense.

New ARB Process

The new ARB process will be available very shortly. ARBs will need to be submitted through the Empire HOA Homeowner Portal.

Motorized Vehicles

Summer is coming and the kids will be out of school. There have been a lot of electric bikes and scooters around lately. The kids are zipping through the streets without helmets, blowing through stop signs and coming very close when going around cars that are driving. This is very dangerous! Please speak to your children regarding proper riding, the rules of the road and safety. Linked below for your review is the Orange County Law on these motorized vehicles. A car will always win in accident with an electric bike or scooter and we want to keep all our kids safe.

Please also talk with your children about trespassing and general good behavior while around the park and neighborhood. We have two trash cans for easy disposal of trash at the park, please ensure they are cleaning up after themselves. There is NO FISHING allowed in the retention ponds.

Update to the HOA Changes

All payments already made will be transferred to the new management company. No further action is required on your part. You will recieve a new coupon book for the next quarter from the new management company.
In addition we were able to do a mass cancelation of the association auto pays with Truist Bank so if you did not get to that yet, it has been handled now.

Garbage, Recycling, and Yard Waste

Just a reminder that garbage and recycling is picked up on Tuesdays.  Only put out items that fit into the green or blue covered roll carts.  Any loose items put out beside the roll carts will not be picked up.

The only items allowed at the curb on Tuesdays are the Green and Blue covered roll carts.  Roll carts may be placed out for pick-up after 6 pm on the evening before, and must be brought back in by 7 pm the day of pick-up.

Yard Waste & other Large Items which do not fit in the roll cart is picked up Wednesdays.  Yard waste must be in containers, bags, or tied and bundled for pick up.  Keep tied and bundled yard waste to under 60 pounds each.

The only items allowed at the curb on Wednesdays is bundled yard waste, and any other large household items that are too large for the green roll cart.  Bundled yard waste or other large household items may be placed out for pick-up after 6 pm on the evening before pick-up.

Any Items left at the curb on days and times other than those listed above, may be removed by the association at the owners expense.

If you are experiencing issues with the garbage and recycling pick-up, Please call Orange County Solid Waste at 407-836-6601 so a record of your issues can be recorded.

STREET LIGHTS – Duke Energy is responsible for the street lights in our community, if you see one that is cycling on and off, or appears to be out of service, please contact Duke Energy to report it.
